1) Be funny. Chicks dig good sense of humour. Hell, guys digs humour on gals. Humour also help if you are shy or insecure to break the "ice".
2) Be attractive. Good looking, well dressed, smelling good with clean smile. Looking good never hurts.
3) Have money. Well, even when many girls would deny this point, it clicks in their unconscious to look for a guy who can provide material meaning for her and potentional children (applies 300% times for women of a certain age)
4) Be smart. Be a good listener, learn when to talk and when dont. Basically a mind reader
